It\u2019s evidence of how long-standing HOA mismanagement, scope deviations, and unauthorized construction decisions have placed homeowners \u2014 including myself \u2014 in financial and physical jeopardy.<\/p>\n\n\n\n<p class=\"is-style-text-annotation is-style-text-annotation--2\">Although most of the restorations have now been completed, <strong>the memories \u2014 and the lessons \u2014 remain.<\/strong><\/p>\n\n\n\n<p class=\"is-style-text-annotation is-style-text-annotation--3\">I share this not for sympathy, but for <strong>accountability.<\/strong> After nearly two decades of misconduct and regulatory failure, this documentation serves as a warning, a record, and a call to reform.<\/p>\n\n\n\n<p class=\"is-style-text-annotation is-style-text-annotation--4\">If you\u2019ve ever asked, \u201cHow do communities lose control of their future?\u201d \u2014 this is how. Damage<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Event 1 &#8211; 2008\u20132014<\/strong>: First reports of water intrusion across Phase 2 units<\/li>\n\n\n\n<li><strong>Event 2 &#8211;<\/strong> <strong>2019<\/strong>: Interior water damage discovered in kitchen, ceiling and walls; multiple reports filed<\/li>\n\n\n\n<li><strong>Event 3 &#8211; 2020<\/strong>: Water damage to guest bedroom\n<ul class=\"wp-block-list\">\n<li> No Board-approved repair plan; interior drywall continues deteriorating<\/li>\n\n\n\n<li>2020 &#8211; Board finally has roofing contractor do emergency repairs that stop guest bedroom leaks, minor bathroom leaks continued<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong> 2020\u2013June 2023<\/strong>: Because bathroom leaks were never repaired, lawsuit filed and settlement received, of which 35\u201340% lost to legal fees<\/li>\n\n\n\n<li><strong>Event 5 &#8211; August &#8211; October 2023 &#8211;<\/strong> Home for sale on Realtor.com, but removed from sale after interior water leaks begin &amp; HOA Fees go over $1k per month.<\/li>\n\n\n\n<li><strong>Event 6 &#8211; November 2023:<\/strong> Members from Austro construction were doing roof appraisal for 40-Year Recertification &#8211; owner heard loud stomping and laughther on the roof<\/li>\n\n\n\n<li><strong>Event 7 &#8211; December 2023<\/strong>: Major water intrusions began leaking into the guest bedroom and master closet basically rendering 1\/2 the house uninhabitable<\/li>\n\n\n\n<li><strong>Event 8 &#8211; March 2024: <\/strong>Emergency roofing contractors hired at my expense to repair my leaky roof which the HOA should have promptly done after the lawsuit settlement in July 2023\n<ul class=\"wp-block-list\">\n<li>Roofers notify owner that holes appear to be cut in roof as well as provide photos<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Event 9 &#8211; <\/strong>February 2024 &#8211; Gave Notice of New Major Leaks to the Board &amp; CAM <strong><em>(they were already aware my leaks hadn&#8217;t been resolved since the lawsuit settlement in July 2023)<\/em><\/strong>\n<ul class=\"wp-block-list\">\n<li><strong>HOA Legal Counsel, Board and CAM (Sunrise Management) tried to harass my roofers to block me from stopping the leaks in my home<\/strong><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>March 2024: Owner joins the Board to stop the HOA abuse of resources to harassment of owners<\/li>\n\n\n\n<li><strong>2024<\/strong>: Arbitration retaliation results in $2,844.06 penalty against me<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator
