Assessments:<\/strong> Lack of proper budget preparation and approvals (718.112(2)(e)).<\/li>\n\n\n\n<li><strong>Notice Failures:<\/strong> Meetings without adequate notice (718.112(2)(c)).<\/li>\n\n\n\n<li><strong>Breach of Fiduciary Duty:<\/strong> Acts against the interests of homeowners (718.111(1)(a)).<\/li>\n\n\n\n<li><strong>Improper Fund Use:<\/strong> Misappropriation of funds for unapproved or inflated repairs (718.111(2)).<\/li>\n\n\n\n<li><strong>Construction Neglect:<\/strong> Approving unpermitted work and ignoring citations (718.303(1)).<\/li>\n\n\n\n<li><strong>Common Element Neglect:<\/strong> Failing to repair roofs, plumbing, and other shared assets (718.113).<\/li>\n\n\n\n<li><strong>Retaliation:<\/strong> Coercive actions against whistleblowers and homeowners (718.111(1)).<\/li>\n\n\n\n<li><strong>Foreclosure Abuse:<\/strong> Initiating foreclosures without valid Board votes (718.116(2)).<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>RICO Considerations<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Potential<\/strong> <strong>Fraud &amp; Misrepresentation:<\/strong> Inflated repairs, falsified compliance, financial cover-ups  <strong><span style=\"text-decoration: underline;\">should be investigated<\/span>.<\/strong><\/li>\n\n\n\n<li><strong>Potential Conspiracy:<\/strong> Board, vendors, and legal counsel acting together in schemes  <strong><span style=\"text-decoration: underline;\">should be investigated<\/span>.<\/strong><\/li>\n\n\n\n<li><strong>Potential Obstruction of Justice:<\/strong> Interfering with contractors, delaying inspections, withholding evidence  <span style=\"text-decoration: underline;\"><strong>should be investigated<\/strong><\/span>.<\/li>\n\n\n\n<li><strong>Potential Kickbacks &amp;
