Two Months of Silence \u2014 While the Bills, and the Cases, Keep Moving<\/strong><\/h2>\n\n\n\n

A July 28 construction meeting confirmed what residents have been watching for weeks: no visible work on parts of the property since early June, missing permit documentation, and windows installed in January still uninspected seven months later. Meanwhile, two separate court proceedings \u2014 one federal, one state \u2014 remain active, and a new owner-reported incident involving Austro Construction’s leadership has surfaced.<\/p>\n\n\n\n

Construction: A Project That Has Stalled on Multiple Fronts<\/strong><\/h2>\n\n\n\n

At the July 28, 2026 construction progress meeting, representatives from Austro Construction, Live Electric, and SD Engineering confirmed a project running behind on nearly every front at once.<\/p>\n\n\n\n

SD Engineering \u2014 the association’s own engineering firm \u2014 stated it had never received closed roof permits or manufacturer warranty inspection reports for Phase 4 or other phases, despite Austro’s representative insisting the permits had already passed city inspection.<\/p>\n\n\n\n

Live Electric confirmed it had performed no work on the property since June 4, 2026, attributing the standstill to funding shortfalls at Austro. One newly closed owner told the board she had heard no construction activity in roughly two months \u2014 describing the property as a “ghost town.”<\/p>\n\n\n\n

A stucco repair on Building 3 was described by board members as improperly applied \u2014 too thick, not properly feathered \u2014 with Austro’s side pushing back that the work fell outside the original contract scope. The board indicated it would deduct the cost and bring in a separate contractor if the dispute isn’t resolved.<\/p>\n\n\n\n

One owner reported windows installed since January 2026 still had not been inspected as of the meeting \u2014 seven months later.<\/p>\n\n\n\n

Owner-Reported Incident Involving Austro’s CEO<\/strong><\/h2>\n\n\n\n

A separate owner has come forward with video footage and an account of an incident involving Austro Construction’s CEO and a contractor performing electrical work at the property. Per the owner, statements were subsequently taken from both individuals by the association’s community association manager.<\/p>\n\n\n\n

This account has not been independently verified beyond the video and the owner’s description. It is presented here as a report from an owner, not as an established finding.<\/p>\n\n\n\n

Two Active Court Proceedings<\/strong><\/h2>\n\n\n\n

Bankruptcy Case<\/strong> \u2014 In re Shawn Evans Martin<\/em>, Case No. 26-12628-CAP, U.S. Bankruptcy Court, Southern District of Florida, Chapter 7. Motions concerning the association’s asserted secured-creditor status and its request to enter the property for inspection were both heard by the court on August 18, 2026. Trial De Novo<\/strong> \u2014 Shawn Martin v. Omega Villas Condominium Association, Inc.<\/em>, Broward County Case No. CACE26001319, Circuit Court of the Seventeenth Judicial Circuit.
