OMEGA VILLAS COMMUNITY OWNERS’ RECORDS

Homeowner Voiced Concerns, August 2025 – October 2026

Fifteen Months of the Same Concerns

From August 12, 2025 through October 20, 2026, Omega Villas homeowners exchanged 9,073 messages in their private community discussion group, including 5,280 from participants other than the author of this site. At least 15 different homeowners raised specific, dated concerns about finances, construction, repairs, maintenance and communication with the Association.

The three reports below organize those concerns by month and by subject.

The most important finding is not any single complaint. It is that the same problems were reported in the summer of 2025, reported again month after month by different homeowners, and were still being reported in October 2026.

Every entry is a homeowner’s own statement, not a verified finding. Each is listed with its original date so it can be checked against Association records.

FINANCIAL REPORTING: FIFTEEN MONTHS OF MISSING RECORDS

  • August 2025: Owners note that June financial statements have not been posted.
  • September 2025: Board meeting minutes not posted since June; construction meeting minutes not posted since March.
  • November 2025: Owners are told statements are delayed by “problems with the new computer program.” When one owner obtains the statements through a formal request, she reports the Association had continued paying the accounting firm throughout the months no statements were produced.
  • December 2025: “Our financials and minutes have still not been posted since June.” Minutes waiting since March are approved in December.
  • February 2026: “We’ve not received any financial statements for 6 months.”
  • May – September 2026: Financials “not done yet”; the Treasurer is reported to have left the board.
  • October 15, 2026: “Financials are not updated since April, progress reports haven’t been done.” Another owner adds: “We don’t have a treasurer to keep track of payments.”

LEGAL FEES: CLIMBING EVERY YEAR

  • September 2025: Owners report more than $48,000 paid to the Association’s law firm through June.
  • November 2025: A proposed budget raises one phase’s legal line from $6,000 to $46,000. An owner reports the firm billing $375 an hour against a contract rate of $275.
  • December 2025: “From January 1 to October 30th we paid the attorneys $130,000.”
  • April 2026: Owners report about $50,000 paid above the posted contract terms for 2025.

CONSTRUCTION: DELAYS, SURPRISE COSTS AND EXPANDING REQUIREMENTS

  • September 2025: “Does anybody know why Austro did not continue fixing the structure of the houses?” Exterior walls removed with no notice to owners. Owners learn they may have to pay to relocate electrical and air-conditioning equipment. One owner reports the City’s chief electrical inspector told her relocation is not required by code if a 1/8-inch gap is left.
  • September 2025: An owner asks who approved the $4.85 million renovation and says she never received anything asking owners to approve it.
  • September – October 2025: Bids for the utility work range from $152,000 to $780,000. The board approves a contract of about $125,000 after an owner points out a $30,000 error in the engineer’s figures.
  • October – November 2025: Window requirements expand from upper windows, to lower windows, to sliding doors (one quote: about $6,600).
  • December 2025: Owners report window installations three to five months after paying deposits.
  • February 2026: Workers were absent for two weeks. An owner was told by management that “the workers should come back next week,” with no explanation of why they had not been there “last week or this week.”
  • March 2026: “There are only 3 or 4 guys working on Phase 2.”
  • June 2026: “Original Austro contract was for 600 days, we are going on 3 yrs.”
  • June 2026: “Has anybody seen Austro working lately”
  • June 2026: “The construction stopped for some reason, nothing is being done.”
  • June 2026: An owner requested a copy of the Board’s extension of Austro’s contract by certified letter and email, and reported that no signed document had been produced.
  • July 2026: A neighbor was told workers were “working only 3 hours because is too hot,” with “only 3 workers maybe 4.”
  • September – October 2026: “No work being done on any of the phases.” Phase 3 work announced more than a month earlier has not started.
  • October 2026: Austro said at a construction meeting that it would start the Phase 3 structures; “that was more than a month ago, I’m still waiting.”
  • Context from public records (not an owner statement)
On August 14, 2026, ABC Supply, a building materials supplier, sued Austro Construction, its president Levente Horvath, and Omega Villas Condominium Association (Broward Case No. CACE-26-013254). ABC alleges it delivered $1,829,059.09 in roofing and building materials to Omega Villas between February 2024 and January 13, 2026, that $198,079.37 remains unpaid, and that it recorded a claim of lien against all four phases of the property on April 10, 2026. ABC dismissed its lien claim against the Association on September 21, 2026; its claims against Austro continue. These are allegations, not court findings. The Board’s agenda posted October 23, 2026 lists “ABC Lien from Austro and release of lien resolution update.”

DAMAGE AND REPAIRS THAT DON’T GET DONE

  • August 2025: Owners ask who will repair interior damage from roof leaks that happened before construction. Roofing nails reported coming through roofs.
  • September – October 2025: Roofs reopened without notice. Water damage so severe “my floors are buckling.” A damaged wall section is reportedly closed up before the engineer inspected it. Owners question why some units’ damage is repaired by the Association while others are told it is the owner’s responsibility.
  • November – December 2025: Irrigation and front pavers damaged during fence installation; no notice to the owner before repair crews arrive.
  • April – July 2026: Outlets replaced without notice; a door broken by the contractor left unrepaired for four months; a live electrical box hanging near water.
  • October 2026: A new roof leak “hasn’t even been 2 years”; approved interior repairs “not even started or scheduled.”

NO ANSWERS

  • August 2025: Questions sent through the owner portal go unanswered.
  • September 2025: An owner calls the accounting firm and finds 33 callers on hold; the callback line hangs up. Another owner receives a first portal response after nine months.
  • October 2025: “No one has replied to my emails.” Another owner sends three requests over several months with no response.
  • August 2026: Seven unanswered emails to the board President; owner locked out of the portal.
  • October 20, 2026: “They ignore emails, certified letters.”

THE COST TO HOMEOWNERS

  • November 2025: Dues rise despite “a huge reduction in insurance cost.” Meeting security rises from $1,500 to $6,000. Owners learn that sidewalk and street repairs will fall on them.
  • December 2025: A window assessment is approved for listed owners.
  • January – February 2026: Owners question 2025 legal fees and a $48,000-per-phase sidewalk item compared with a $31,000 proposal.
  • September 2026: One owner loses a third buyer over open permits and city liens; another reports a neighbor forced to leave after losing his home.

WHY THIS MATTERS

One complaint can be a misunderstanding. The same concern raised by different homeowners in August 2025 and still being raised in October 2026 is a record of notice. It shows what the Association was told and when, and it lets readers judge for themselves what followed.

Owners reported the work slowing, then stopping, during the same months a supplier says it went unpaid for materials delivered to our property and recorded a lien against it.
