My Damages: Photo & Video Documentation

This page contains direct evidence of the damage I personally endured as a result of years of HOA neglect, construction failures, and retaliation.

These photos and videos show exactly what happened inside my unit and why I had to take emergency action when the Board refused to.

This page is not just about damage — it’s about disclosure.

What you see here represents more than structural negligence. It’s evidence of how long-standing HOA mismanagement, scope deviations, and unauthorized construction decisions have placed homeowners — including myself — in financial and physical jeopardy.

Although most of the restorations have now been completed, the memories — and the lessons — remain.

I share this not for sympathy, but for accountability. After nearly two decades of misconduct and regulatory failure, this documentation serves as a warning, a record, and a call to reform.

Timeline of Damage

  • Event 1 – 2008–2014: First reports of water intrusion across Phase 2 units
  • Event 2 – 2019: Interior water damage discovered in kitchen, ceiling and walls; multiple reports filed
  • Event 3 – 2020: Water damage to guest bedroom
    • No Board-approved repair plan; interior drywall continues deteriorating
    • 2020 – Board finally has roofing contractor do emergency repairs that stop guest bedroom leaks, minor bathroom leaks continued
  • 2020–June 2023: Because bathroom leaks were never repaired, lawsuit filed and settlement received, of which 35–40% lost to legal fees
  • Event 5 – August – October 2023 – Home for sale on Realtor.com, but removed from sale after interior water leaks begin & HOA Fees go over $1k per month.
  • Event 6 – November 2023: Members from Austro construction were doing roof appraisal for 40-Year Recertification – owner heard loud stomping and laughther on the roof
  • Event 7 – December 2023: Major water intrusions began leaking into the guest bedroom and master closet basically rendering 1/2 the house uninhabitable
  • Event 8 – March 2024: Emergency roofing contractors hired at my expense to repair my leaky roof which the HOA should have promptly done after the lawsuit settlement in July 2023
    • Roofers notify owner that holes appear to be cut in roof as well as provide photos
  • Event 9 – February 2024 – Gave Notice of New Major Leaks to the Board & CAM (they were already aware my leaks hadn’t been resolved since the lawsuit settlement in July 2023)
    • HOA Legal Counsel, Board and CAM (Sunrise Management) tried to harass my roofers to block me from stopping the leaks in my home
  • March 2024: Owner joins the Board to stop the HOA abuse of resources to harassment of owners
  • 2024: Arbitration retaliation results in $2,844.06 penalty against me

Legal Battles to Outright Harassment by CAM to Get Emergency Roof Repairs Completed at Owner’s Expense

Context:
This letter was sent to me during an active water intrusion event in my home. Instead of supporting or reimbursing emergency repairs, the HOA — through Attorney Rhonda Hollander — took steps to intimidate and interfere with licensed contractors I hired to protect my property.

This letter is now part of the public record documenting how whistleblowers and emergency responders have been treated in this community.

Note: This letter was issued to me by Attorney Rhonda Hollander in her role representing the Omega Villas Condominium Association. It is included here as part of the public record documenting interference with emergency repairs during a time of active water intrusion into my home.


Video Evidence: Real-Time Damage

🛠️ Why This Matters

These are not isolated incidents. These were deliberate failures to act by the Omega Villas Board and its aligned legal and vendor teams. While other residents stayed silent, I took the hits, bore the cost, and now present the proof.
