          • Hi Miriam, No one has received anything about voting for candidates or any information about who the candidates are. There are 9 seats on the Board, so if 9 or less people apply to go on, they just automatically are on the Board. There’s a vote if there is 10 or more people to see who gets the 9 seats available. The only reason we voted last year was because we received 10 applications. I only know of 8 candidates because I have spoken to neighbors or people have expressed they were applying to be on the Board. Hope this helps you better understand. Well wishes, Elizabeth

WHY THESE VIDEOS MATTER

These clips are not “extra material.” They document a clear pattern:
Hollander’s firm only became visibly active at Omega Villas after the community confrontation over hidden City of Plantation fines.

What they show:

  • A board attorney acting as shield for a small group of board members — not the ownership at large.
  • A communication environment controlled by those same members, while dissenting owners were excluded or retaliated against.
  • Legal guidance being used to justify or downplay years of construction, permitting, and governance failures.

The question I’m raising — and watchdog agencies should be asking — is simple:
Who does this attorney actually represent? The 128 owners paying her fees, or the 3–7 individuals using counsel to maintain control?

TAKEAWAY: These videos show exactly why Florida’s HOA laws fail — attorneys representing boards, not owners, and no state enforcement to stop misuse.

Based on the evidence collected, I believe certain board decisions and expenditures reflect a pattern where HOA resources are being used to target or pressure owners rather than assist them, especially in areas such as enforcement, communications, and vendor-driven costs. This pattern deserves independent review.
